The development provides luxury retirement homes overlooking public gardens/the sea on the London Road.

The scheme has three levels of apartments with extensive common room/kitchen/conservatory and garden terrace at first level.

At ground level there is a local store/parking and with secure residential parking to the rear.

PSL early-stage involvement has included discharging of planning conditions relating to SuDS/drainage strategy and ground contamination (former garage site).

PSL have developed the structure as an RC frame with typically flat slabs to the upper residential levels.

At first level, continuous transfer beams are provided to coordinate column positions within the apartments with an Open Plan retail space below.

A feature of the scheme is expressed stonework picture frames on the London Road facade for which we have provided an arrangement of galvanised steelwork framing supported on thermally isolated slab extensions.

As well we are providing full frame and RC detailing, PSL services have included the design/detailing of masonry restraint and support systems.

The project is in the final stages of design and is to be issued for tender to a select list of contractors in September 2021.
